This elegant and tastefully appointed Victorian apartment is situated at ground floor level. It benefits from spectacular views overlooking the East Bay and is within easy walking distance of the harbour, shops, beaches and golf courses. The Bass Rock dominates the scenery but there are also clear uninterrupted views of Craigleith Island, The Scottish Seabird Centre and the Fife coast beyond.

The apartment is accessed via a main door which leads into a generously proportioned hallway, which is accessed through the attractive porch. The accommodation comprises two double bedrooms and two twin bedrooms, two reception rooms, a family/dining area, two bathrooms with power shower and a fully equipped contemporary kitchen.

There are two generously proportioned reception rooms with some charming original features including the original cornicing and fireplaces. The main lounge has a lovely wide bay window that takes full advantage of the views and is decorated to a high standard. It is exquisitely furnished with ample seating comprising two 2-seater leather sofas and matching armchair with further armchair seating in the bay window area. There is a handsome marble coffee table with cherry wood side tables and other occasional furniture. The Victorian fireplace has a living flame gas fire insert and there is a 36 inch TV with Freeview, DVD, VCR and HI-FI for the use of guests

The second reception room is furnished with 2 armchairs, desk and television and again overlooks the East beach.

The spacious kitchen is fully fitted with contemporary oak units and is fully equipped with Smeg stainless steel double electric oven, ceramic hob, and side-by-side upright fridge freezer combination, also in stainless steel, microwave, dishwasher and washing machine.

The dining room is furnished with a solid oak table with seating for 10 and an L-shaped leather sofa and has a fully glazed wall incorporating French doors leading on to the private garden and BBQ patio.

There are two bathrooms, one with bath & shower over and the other a fully equipped shower room. Both are tiled in a contemporary fashion and benefit from an “American” style pressurised water system to the showers and heated towels rails.
